Hardscape for a City of Owners

Yorba Linda is a city of homeowners, and that changes how concrete contractors should approach the work. At the 2020 census, 82.6% of occupied homes were owner-occupied, out of 23,685 housing units. People here tend to stay, so they invest in patios, pool decks and driveways they will use for years. Our job is to build those slabs to last, and to finish them in a way that suits the hills, trails and open space around the city.

Lessons from the Freeway Complex Fire

The Freeway Complex Fire of November 2008 burned 113 homes in the city; shifting winds threw embers as far as half a mile ahead of the flames. Twelve years later the Blue Ridge Fire burned close to 14,000 acres. Owners near the edges of town often ask what they can do around the house. Replacing wood decks, bark beds and other burnable material against the walls with concrete is one practical step. We pour:

  • Concrete patios that replace aging wood decks
  • Walkways and borders around the foundation
  • Stamped concrete that looks like stone or wood without the fuel load
  • Pads for propane tanks and generators, set apart from the house

Trails, horses and dust

Riding trails thread through the city, about 30 of them adding up to over a hundred miles, and the state park in the Chino Hills sits along its northern edge. Trail dust and hooves near the street mean plenty of dirt ends up on driveways. For horse properties we pour trailer pads and wash slabs with a coarse broom finish. For front driveways that collect trail dust, a sealed surface rinses clean more easily and resists staining.

Mild rain, sun-heavy summers

Rain is modest, roughly 14 to 15 inches in a normal year, and nearly all of it falls in the cool season. For colored and stamped concrete, the long dry summers do more damage than the rain. We use UV-stable sealers and recommend a fresh coat every few years to keep color from washing out. Pool decks get a light color or a cool-deck coating so they stay comfortable under bare feet.

Older lots and newer ones

Yorba Linda dates back to 1908, when the Janss Investment Company bought land and began selling it by the acre the next year, and Richard Nixon was born here in 1913. The city itself incorporated in 1967. On older lots, cracked driveways and walks were often poured without the base or reinforcement used today, so replacement usually starts below grade. On newer hillside lots, we focus on drainage and keeping new slabs off loosely placed fill.

A note on older stamped concrete

If your home already has a stamped patio or pool deck from an earlier remodel and the pattern is still sound but the color has faded and the sealer has turned cloudy, it may not need replacing. We can strip the old sealer, clean the surface, re-tint it where needed and apply a fresh coat. If the slab is cracked through, has settled or has lifted at the pool coping, replacement is the honest answer, and we will say so.

Yorba Linda Notes

  • High homeownership. The 2020 census counted 23,685 housing units, 97.5% occupied, with 82.6% of occupied homes owner-occupied.
  • Wildfire history. In eastern Yorba Linda the 2008 Freeway Complex Fire destroyed 113 homes and damaged 50 more; the 2020 Blue Ridge Fire reached 13,964 acres.
  • A horse town too. About 30 riding trails cover more than 100 miles of the city, and Chino Hills State Park lies just to the north.
  • Land sold by the acre. The Janss Investment Company bought the land in 1908 and began selling it by the acre in 1909. The city incorporated on November 2, 1967.

Yorba Linda Questions

Can a concrete patio replace the wood deck behind my Yorba Linda home?

Yes. We remove the deck, check the ground and drainage, and pour a reinforced patio. Stamped finishes can give the look of wood or stone without the upkeep or burnable material.

How often should stamped concrete be resealed in Yorba Linda?

Most owners reseal every two to three years. Strong sun is the main reason color fades here, and a fresh sealer coat protects it.

Do you pour trailer pads for horse properties?

Yes. We size the pad for your truck and trailer, use a thicker slab with rebar, and finish it with a coarse broom texture for grip.
