From the Model Colony to Ontario Ranch

Ontario has some of the oldest and some of the newest homes in the Inland Empire, and concrete contractors working here see both on the same day. The Chaffey brothers founded the Ontario Model Colony in 1882, and the city incorporated on December 10, 1891. More than a century later, in 1999, the city rezoned its southern agricultural preserve for development. That area, first called the New Model Colony and now Ontario Ranch, is where the newest slabs in the city are being poured.

A city of many ages

Housing data for Ontario puts the median year built at 1980. About 13.8% of homes date from the 1950s, and the 1970s and 1980s together account for 38.9%. Newer construction from the 2010s and later makes up a smaller but growing share. For concrete, that means:

  • 1950s and 1960s homes: original driveways and walks near the end of their life
  • 1970s and 1980s homes: cracked panels, settled walks and patios that need replacing or resurfacing
  • Ontario Ranch homes: bare backyards waiting for patios, pool decks and side yards

Sandy ground and hard winds

Parts of Ontario sit on the old Delhi Sands, fine sandy soils from ancient inland dunes built by sand that Santa Ana winds blew out of the mountain canyons. Fine sand compacts well when it is moistened and worked in lifts, and poorly when it is just leveled and poured on. We compact the base properly before any slab, and on sandy sites we pay attention to edges, where sand can wash out from under the concrete over time.

Heat at the airport

Normals at Ontario International Airport put the July average high at 93.8 degrees, with a record of 118 and a record low of just 25. Rain averages about 11.64 inches a year over 35 or so wet days, and Santa Ana winds are frequent in fall and winter. Hot, windy days are the worst for fresh concrete, so we schedule pours for early morning, avoid days with strong Santa Ana forecasts and start curing as soon as finishing is done.

Renters and owners

The 2020 census counted 53,219 housing units in Ontario, with 54.7% owner-occupied and 45.3% rented. We work for both homeowners and property owners with rentals. On rental properties, the focus is often on safety and durability: removing trip hazards, replacing broken walks and pouring driveways that will stand up to several cars per unit.

Our work in Ontario

  • Concrete driveways: replacement, widening and panel repair
  • Concrete patios: new slabs and covered-patio footings for new homes
  • Stamped concrete: patios and entries in Ontario Ranch and beyond
  • Pool decks: cooler, textured finishes
  • Concrete slabs: sheds, ADU pads and garage floors
  • Concrete repair: trip hazards, cracked panels and resurfacing

We check with the City of Ontario about permits for your project, and with your HOA if you are in a newer community.

Garage floors and ADU pads

If you are adding an accessory unit, a larger garage or a workshop on an older Ontario lot, the slab deserves its own plan. A slab for a building is not the same as a patio. It needs thickened edges or footings to carry walls, and plumbing and electrical sleeves set before the pour. We coordinate the layout with your plans and your builder, then pour to the dimensions and thicknesses the plans call for. If the building needs a permit, we coordinate any required inspection before the pour.

Ontario Background

  • Older housing stock. Ontario's median home was built in 1980. About 13.8% of homes date from the 1950s, and 38.9% from the 1970s and 1980s combined.
  • Ontario Ranch. In 1999 the city rezoned its agricultural preserve for development. The area, first called the New Model Colony, is now Ontario Ranch.
  • Wind-blown sand. Parts of Ontario sit on the Delhi Sands, fine sandy soils from ancient inland dunes formed by sand blown from mountain canyons by Santa Ana winds.
  • Airport climate. Ontario airport normals show a July average high of 93.8°F, a record high of 118°F and about 11.64 inches of rain a year.

Ontario Questions

My Ontario home is from the 1970s. Can the driveway be saved?

If the panels are mostly level with a few cracks, we can repair and seal them. If many panels are broken or sunk, replacement on a new compacted base is usually the better value.

What concrete projects do new Ontario Ranch homes need most?

Patios, pool decks, side-yard slabs and driveway extensions. Builders usually leave backyards bare or with a small slab.

Do Santa Ana winds affect when you pour?

Yes. Hot, dry wind pulls water out of fresh concrete. We avoid pouring on strong Santa Ana days and cure the slab right away.
