From Cattle Ranch to Hillside Homes

Diamond Bar was once among the biggest working cattle ranches in the western United States, and concrete contractors here now work on hillside homes built from 1959 onward. Transamerica bought the whole Diamond Bar Ranch in the 1950s for what became one of the country's early master-planned communities, and the first houses went up in 1959 beside the future route of the Pomona Freeway. The city incorporated on April 18, 1989. Today neighborhoods climb the hills on both sides of Diamond Bar Boulevard.

Six decades of concrete

Because building continued from the late 1950s through the 1980s and beyond, Diamond Bar has concrete of almost every age. Homes from the first phases may have 60-year-old driveways, while later homes have slabs from the 1980s and 1990s. Common issues include:

  • Cracking at grade changes on steep driveways
  • Walkways and steps shifted by slope movement or roots
  • Patios on graded pads that have settled unevenly
  • Pool decks with failed expansion joints

Faults and slopes

Two faults of the Elsinore Fault Zone, the Chino and the Whittier, end near the city, which sits more or less between them. Graded hillside pads and long cycles of wet and dry years add their own stress. On new slabs we put rebar on chairs instead of mesh, compact the subgrade with care, and either hold patios back from the top of a slope or thicken the slab along that edge. Steel will not keep concrete from cracking, but it holds the pieces tight and level when it does.

Wetter than its neighbors

Diamond Bar gets more rain than most cities nearby, about 17.3 inches in an average year, and February alone brings close to 4.8 inches; July is usually dry. On a sloped lot, that water needs a planned route. We plan drainage with every project: sloping slabs away from the house, adding trench drains at the bottom of driveways, and keeping runoff off the slope below.

Owners invest in the yard

About 74.2% of Diamond Bar's occupied homes are owner-occupied, out of 18,819 housing units. Many owners are ready to upgrade older patios and pool decks. Stamped concrete in stone patterns works well on view lots, and a cool-deck finish helps on pool decks in summer. The record high here is 113 degrees, so early pours and careful curing still matter.

Steep driveways done right

Replacing a steep driveway takes planning:

Transitions. We set the slope at the street and garage so cars do not scrape.

Traction. A deep broom finish runs across the slope.

Joints. We place them at grade changes, where cracks want to form.

Drainage. A trench drain at the garage keeps water out.

We check City of Diamond Bar and HOA requirements before we schedule work.

Steps, walks and retaining edges

Hillside homes often have concrete steps from the driveway to the front door, or walks that follow the slope around the house. These see a lot of movement over the years. Steps with uneven rises are a trip hazard, and walks that tilt toward the house send water where it should not go. We rebuild steps with consistent rise and run and a non-slip finish, and reset walks with a proper cross slope. Where a walk sits against a small retaining edge, we check that the edge is still sound before pouring next to it.

Diamond Bar Questions

Why does my steep Diamond Bar driveway keep cracking at the bottom?

The slab bends where the slope changes, especially at the street or garage. We replace those sections with joints at the grade change and a well-compacted base.

Do you use rebar on Diamond Bar patios?

Yes, for most patios and pool decks. Rebar on chairs keeps cracks tight and slabs level, which matters on hillside pads near active faults.

How do you handle storm water on a sloped lot?

We slope slabs away from the house, add drains where needed and keep runoff from pouring onto the slope below.
