Two Very Different Anaheims

Anaheim runs from flat neighborhoods of postwar tract homes on its west side to steep hillsides on its east side, toward Corona, and concrete contractors here need a different plan for each. Disneyland opened in 1955 on about 160 acres of orange and walnut trees, and within five years the city's population had grown roughly sevenfold, to over 104,000 by 1960. Tract homes from that boom still dominate the western half of the city. Anaheim Hills, to the east, came later; building there began in 1971.

Mid-century driveways in West Anaheim

Homes built in the 1950s and 1960s are now 60 to 70 years old, and many still have original or once-repaired concrete. Common problems:

  • Thin driveways poured with little or no base
  • Narrow single-car driveways that no longer fit how families live
  • Walkways lifted by mature street and yard trees
  • Patios that settled and now tilt toward the house

For these homes, full replacement often makes sense, because we can rebuild the base, widen the driveway and fix the slope in one job.

Anaheim Hills: built on slopes

Anaheim Hills was the first residential development to use Landform Grading, and its original master plan proved unsustainable because of the topography and geology. In January 1993, a landslide destroyed more than 30 homes and affected more than 200 others, and a 2005 rain event triggered a landslide on Ramsgate Drive that destroyed three homes. Most slopes are stable, but these events show why ground prep and drainage matter. On hillside lots we compact the subgrade, keep slabs back from slopes or thicken them at the edge, and make sure no water is directed toward the hillside.

Fire country at the eastern edge

The 2008 Freeway Complex Fire started near Corona and moved into Anaheim Hills, where 14 houses and 86 apartments burned. Canyon Fire 2 in 2017 started near the SR 91 and SR 241 interchange and destroyed 25 homes in Anaheim Hills and Orange. Concrete patios, walks and borders near the house reduce burnable material, and we can pour them in plain or stamped finishes.

Dry, semi-arid weather

A typical year brings a little over 14 inches of rain spread across about 35 wet days, and summers are hot and close to rainless. The record is 115 degrees, reached in July 2018. For summer pours we start early and cure right away. In the short rainy season, we schedule around storms.

What we do across Anaheim

  • Concrete driveways: replacements and widenings in older tracts, sloped driveways in the hills
  • Concrete patios: new slabs, extensions and replacement of settled patios
  • Stamped concrete: entries, walkways and patios
  • Pool decks: textured, cooler finishes
  • Concrete slabs: sheds, ADU pads and equipment pads
  • Concrete repair: root-lifted walks, trip hazards and broken panels

Anaheim homeowners can expect us to check city permit requirements for the work before we pour.

Trees, roots and older blocks

Many West Anaheim streets are lined with mature trees planted when the tracts were new. Their roots are a leading cause of lifted walkways and cracked driveway edges. When we replace a slab near a tree, we look at the roots before cutting anything. Small roots can often be trimmed and a root barrier installed along the edge. Large structural roots are a different matter, and we recommend checking with an arborist, or with the city for street trees, before cutting.

Anaheim Background

  • Post-Disneyland boom. Disneyland opened in 1955 on former orange and walnut groves; Anaheim went from 14,556 people in 1950 to 104,184 in 1960, and postwar tracts still make up most of its west side.
  • Anaheim Hills landslides. A January 1993 landslide destroyed more than 30 homes and affected more than 200 others, and a 2005 slide on Ramsgate Drive destroyed three homes.
  • Hillside fires. The 2008 Freeway Complex Fire burned 14 houses and 86 apartments in Anaheim Hills, and Canyon Fire 2 in 2017 destroyed 25 homes in Anaheim Hills and Orange.
  • Semi-arid climate. About 14.1 inches of rain falls in an average year, on roughly 35 days; the hottest day on record reached 115°F in 2018.

Anaheim Questions

Should I replace the original driveway on my 1950s Anaheim home?

Often yes. Driveways from that era usually have a thin base and many cracks. Replacing it lets us rebuild the base, fix drainage and widen it if you want.

Is it safe to add a patio on a hillside lot in Anaheim Hills?

Usually, with good prep. We compact the ground, keep the patio back from the slope or thicken its edge, and direct water away from the hillside. If we see signs of slope movement, we tell you first.

Can concrete help with fire safety near open space?

Replacing wood decks and bark beds near the house with concrete reduces burnable material. We pour patios, walks and borders for that purpose.
